Method
How a restoration goes down
Five steps, in this order. Adhesion is everything in a coating system, and every step below exists to protect it.
Power wash
Cleaned down to sound material, with rust remover where metal needs it.
Prime
A primer seals the surface and gives everything above it something to bond to.
Seal fasteners
Every fastener head caulked. On metal roofs this is usually the leak.
Reinforce seams
Seams reinforced with fabric and a base coat so movement will not reopen them.
Coat the roof
The whole surface sealed under an approved coating. One continuous membrane.

Where it fits
When coating is the right answer
Coating works when the roof still has structure worth saving. Dry insulation, a sound deck, and a surface that can be cleaned and bonded to.
When the deck is compromised or the insulation is saturated across a large area, a coating cannot correct that. In those cases replacement is the appropriate recommendation and that is what you will hear.
