A commercial roof in Northern Indiana works harder than the same roof would in most of the country. The region delivers hard freezes, lake-influenced snow, spring hail, summer sun, and wind, all in the same twelve months, and each season attacks a different part of the assembly. Owners who understand the cycle time their maintenance and their projects better, and it shows in what their roofs cost over a decade.

Winter: freeze-thaw does the structural work

The freeze-thaw cycle is the region's signature roof problem. Water finds a hairline opening in a seam, freezes, expands, and widens it. Then it thaws, runs deeper, and freezes again. A defect that would stay minor in a mild climate grows all winter here. This is the argument for fall inspections: every opening sealed in October is one the winter cannot work on. Snow load is the second winter issue, and it concentrates where drainage was already poor, which is one more reason ponding deserves attention before December.

Spring: hail and wind find the aged spots

Spring storm season brings hail and straight-line wind. Hail damage on membranes is often subtle, bruising and fracturing rather than obvious punctures, and it matters most on membranes already aged brittle. Walk the roof promptly after any serious storm, while damage is fresh and attributable for insurance purposes.

Summer: heat, UV, and movement

A dark roof surface on a July afternoon runs far hotter than the air around it, then drops with every storm front. That daily thermal cycling expands and contracts every panel, seam, and flashing on the roof, and over years it is exactly how fasteners back out and laps work open. Reflective surfaces blunt the whole mechanism, which is part of why white coating systems earn their keep here beyond the utility savings.

Fall: the maintenance season that decides the winter

Falling leaves clog drains right before the season when clogged drains matter most. The fall visit is the most valuable one on the calendar: drains cleared, seams sealed, flashings checked, documentation photographed. It is the cheapest insurance the roof will get all year, and it is half of what a maintenance program exists to do.

What this means for project timing

Roofing here is seasonal work. Coatings want dry surfaces and suitable temperatures, which makes late spring through early fall the natural window, and single-ply flexion systems extend that window because they can go on in seasons when coatings wait. If a roof is showing warning signs in August, the time to get it evaluated is August, not after the first thaw makes the leak undeniable.
